The Challenge

A four-story extended stay hotel in Knoxville, Tennessee needed a complete exterior repaint — stucco upper elevations, gable peaks, signage walls, side elevations above the stone base, pool-side facade, and main entrance. The hotel had to remain fully operational with guests in-residence throughout the project.

Hotel exterior work comes with specific constraints: guests sleeping in rooms adjacent to work areas, pool areas in use, noise-sensitive morning and evening hours, and the hotel’s need to preserve its five-star guest experience throughout. Our team planned every phase around guest comfort and traffic flow.

Our Approach

  1. Guest-aware scheduling — high-noise prep work scheduled during mid-day hours; no power tools during early-morning or late-evening quiet hours.
  2. Side-by-side elevation sequencing — work moved one elevation at a time so guests in opposite-facing rooms weren’t impacted.
  3. Full stucco prep — pressure cleaning, patching, caulking of cracks and penetrations, and priming before color coats.
  4. Gable and signage walls — clean masking around hotel signage; uniform finish on peak walls visible from the approach road.
  5. Pool area care — careful containment of overspray and debris near the pool; work timed around pool-use hours.
  6. Landscape and guest-flow protection — drop cloths, path cordoning, and daily site cleanup so walkways and entries stayed spotless.

  • Completed on schedule with the hotel’s brand standards fully preserved.

Frequently Asked Questions

Can a hotel stay open with guests during exterior painting?

Yes. Hotels are one of our most common exterior project types and we routinely work around in-residence guests. We schedule high-noise prep during mid-day windows, work one elevation at a time, and protect walkways and entries so the guest experience is preserved throughout. The hotel never has to close.

What surfaces do you paint on a hotel exterior project?

Typical hotel exterior scope includes stucco or siding walls, gable peaks and signage walls, trim and fascia, entry canopies, pool-side elevations, and service doors. We can also include walkways, railings, and pool enclosures as requested. Every project is scoped against the property’s specific exterior inventory.

How long does a hotel exterior repaint take?

Most three- and four-story hotel exterior projects run 2–4 weeks depending on square footage, elevations, and weather. Larger properties or full-property programs can run longer. We scope the specific schedule during the walkthrough and coordinate tightly with the hotel’s operations team.

Do you handle multi-property hotel portfolios?

Yes — hospitality portfolios and hotel brand programs are a core part of our national accounts practice. We coordinate multi-property programs through a single account manager with consistent color standards, schedules, and quality benchmarks across every location.

Can you match the hotel’s brand color standards?

Absolutely. We work directly from brand color specifications (PMS, custom mixes) and match existing finishes when brand docs aren’t available. For portfolio work, we lock a color standard up front so every property looks identical.
